Types of cookies we use

• Essential — required for the site to function: sign-in/session, security, and bot protection (Cloudflare Turnstile). These can't be turned off.
• Functional — remember choices like dismissing this site's cookie notice.
• Analytics — help us understand aggregate usage so we can improve the site (Vercel Speed Insights, and Google Analytics / GA4 when you accept analytics cookies).
• Advertising / Marketing — set only if you accept advertising cookies: the Meta (Facebook) Pixel and Google Ads tags let us measure ad performance and show relevant ads to you on those platforms. You can decline these and the site still works fully.

Your choices & consent

When you first visit, our cookie banner lets you Accept all or customizewhich optional categories (Analytics, Advertising) you allow. Until you opt in, analytics and advertising scripts do not run. We honor Google Consent Mode and the Meta Pixel's consent signal, so these tools respect your choice. You can change your choice anytime by reopening the cookie settings, and you can also use your browser and the Google / Meta ad settings to opt out.

Third-party cookies

Some features load third-party services that may set their own cookies — for example Google Maps on map and listing pages, our embedded chat widget, and (with consent) Google and Meta advertising tags. These are governed by those providers' policies.

Managing cookies

You can control or delete cookies through your browser settings, in addition to our cookie banner. Blocking essential cookies may break parts of the site (such as signing in).
